Park Policies and Rules

Welcome to Pleasant Pines RV Park

  

 Our goal is to ensure that all of our guests have a safe and enjoyable stay with us. Please review our policies below and if you have a special need or request, please text us at 409-262-6677 or email us at pleasantpinesrv@gmail.com 


Arrivals and Departures

1. Check in and check out times are both 12 Noon for overnight guests.

2. Standard Rates are based on 2 adults >21 yrs old. Additional occupants, if approved will be an additional fee. 

3. Visitors not listed as occupants may not stay more than 3 days without notifying owners for approval. 

4. Monthly site fees are due on the 1st of each month, with a $10 late fee per day starting after the 3rd day of the month. If not paid (with late fees) within 14 days of due date, you may be required to forfeit your site reservation and  vacate the site immediately.


Parking and Vehicles

1. Two-vehicle limit on each site in addition to your RV. Parking additional vehicles at your site must be approved with owners.

2. All vehicles including RV must have current registration, inspection and license plate.

3. All vehicles must be in operational condition.

4. Vehicles may not protrude from RV site into the flow of traffic.

ATV’s Golf carts must be operated by licensed drivers only.

5. 5 MPH Speed limit in the park. 

6. Parking in vacant RV sites will result in being charged the daily rate and/or vehicle being towed. 


Rig and/or Site Appearance

1. We reserve the right to refuse service to any rig based on its appearance and/or condition at any time. 

2. Pressure regulators are recommended for water connections.

3. It is mandatory that your sewer and/or gray water hose be kept in an accordion off the ground with a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping. 

4. Black tank must be closed at all times, unless dumping. Sewer flush systems cannot be continuously hooked up.

5. Any open flames must be in a fireplace, chimineas or open fire pits  or ring on your sites. You are responsible for watching and putting out any fires you light at your site. Small personal charcoal or gas grills are allowed on sites. No fires are allowed in common areas.

6. Outdoor items should be neat and orderly. No junk or clothes lines.

7. Storage containers are allowed on your site, with owner approval if maintained and neat in appearance. 

8. No out-buildings, fences or structures may be erected without owner approval.

9. All cords, cables and hoses should be bundled.

10. A $50 clean up fee will be charged for any items left on your site after final departure.

11. Y connections are NOT ALLOWED for safety reasons.

12. No swimming pools or trampolines are allowed.

13. Holiday decorations should be removed within 10 days of holiday ending.


Pet/Animal Rules

1. All pets/animals are to be on a leash in owner’s hand at all times while outside your rv or cabin. Animals are not to be left unattended outside . Please do not have children walk your pet/animal, as they may not have full control of the animal.

2. No aggressive breeds allowed, period. If your dog shows aggression toward people or other pets, you will be asked to vacate the premises within 24 hours, with no refunds. 

3. Cats are not allowed outside your RV.

4. To avoid a $25.00 fine, please clean up after your pet/animal on your site and while walking your dog inside the park.

5.  Frequent barking will result in you being asked to leave.

6. Do not leave pet food outside your RV.

7. There is a two pet limit per site. No animals larger than 100 lbs. (full-grown) are allowed.

8. Pets (even on a leash) are not allowed in any common areas for any reason. This includes the laundry room, bathroom and porch area.

9. A current shot record for each pet must be emailed to 

pleasantpinesrv@gmail.com 

10. Dogs will not be allowed to bother other park occupants/guests. This includes but is not limited to: excessive barking, aggression, frightening children, damaging park property or property of others. 

11. Please remember we like and welcome dogs but we are a family park, not a dog park and not everyone feels safe around animals they are not familiar with. Please be respectful of others.


General Rules

1. Quiet hours are from 10:00 pm – 8:00 am. All children under 18 must be at their site during these hours. All outside radios and tv’s must be off. Please keep noise down as to not disturb others.

2. You MAY NOT assign or sublet your site without owner approval.

3. No smoking allowed around any common areas or buildings. All cigarette butts must be disposed of properly, not on the ground.

4. Laundry Room is open 24/7, please do not leave items unattended.

5. Trash should be securely bagged & deposited in the dumpster provided on the property. Please break down all boxes before disposing. No oil, grease, paint, tires, batteries, furniture, junk or explosives are allowed in dumpster.

6. If law enforcement must be called for a disturbance at your site for any reason, you may be required to vacate your site immediately without any refunds.

7. To keep our sewer lines free, do no flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, flushable wipes,  medicine, etc.

8. No children under the age of 16 may be left alone at the park without an adult assigned to supervise them. 

9. When children under 10 are using our restroom or laundry facilities, they should have an adult either inside or outside the door to assure their safety and adherence to park policies.

10. Using any type of hair dye in our restroom will result in a $50.00 cleaning fine.

11. Discharging firearms, paintball, B-B, pellet, air guns, slingshots, fireworks or any other type of weapon is prohibited.

12. We are on a year-round water conservation program. Power washing is not permitted without owner approval. You may use a bucket and regular hose to wash your RV up to once per month. Other vehicles are to be washed off-site. 

13. Keeping a clean resort is important to everyone, please do your part to keep your site neat and tidy and leave common areas as clean as you found them.

14. Guests will be held liable for any damage to buildings, grounds, lots, or water/electric meters if damage is due to their or their guest’s/visitor’s/children’s negligence. Offensive activity, excessive noise, abusive language, interference with other guests, disturbing the peace and willful or careless destruction of property in any manner will not be tolerated.

15. Pleasant Pines RV Park is a service-oriented business and does not have a tenant/landlord relationship with any occupants/guests unless a lease agreement has been signed by both owners and occupants, therefore breaking the park rules can result in immediate termination of services without any refunds or an eviction process. 

16. Owners reserves the right to revise the rules and rates at any time.

17. All guests and visitors agree to use the facilities at their own risk. Guests and visitors agree that Management nor Owners will be held responsible for any injury or loss to persons, pets or personal property. 

18. Anyone violating the park rules may be asked to leave and will forfeit any refunds.
